OFF SEASON MANAGEMENT
Property management for properties that are not for rent, or for those months without any booking, it includes regular visits to the property, airing of the house or apartment, checking the mail, checking all the major appliances, making sure there are no damages done due to weather conditions, damp, and similar.

WELCOME PACK
Upon request food basket delivered to the apartment before the guest arrival. Exact contents are agreed prior to season start with the owner of the property.

APARTMENT INVENTORY
Includes: producing an inventory list of all the items in the apartment for breakage deposit claims and inspection purposes.

PROPERTY LOG
Running a property log and producing monthly reports

ON SITE ATTENDANCE
On site attendance is necessary in case of guest complaints, problems with the property, malfunctions, emergencies, inventory items acquisition, professional services contracting, or any other instance where our company representative needs to show up at the property.

CONSULTATIONS, PERMITS, LICENSES

After acquiring the property you may wish to rent or lease it and are unsure how to go about it, how the pricing works, what demographic to target. Our free consultations are a good way for you to get to know the company as well as for us to get a feel for your property and the opportunities it holds. Acquiring a rental license can often seem way more complex task than it ought to be. Sometimes the property might not be able to get one at all. Dubrovnik Fluid offers free advice or even taking over the whole process of applying for a rental license, getting the property up to par, handling an on site inspection by the local Tourism Office, and getting the actual license.

BOOKING MANAGEMENT

Once you have all the papers and property set up, you need to start getting some bookings. We offer a complete booking management services. It includes: producing promotional and informational materials, contacting and contracting booking agencies, running an up-to-date booking calendar, handling enquiries, providing guests with arrival instructions and local information.

ARRIVAL SERVICES

After the booking is done and you are expecting guests, we take on the role of an apartment manager and a host, making sure the guests find their way to your property, welcoming them, explaining the inner workings of the property, and making sure they know they way around the local area.

CLEANING & LAUNDRY

Includes: cleaning after each guest party has left the apartment, cleaning solutions, materials, tools, disinfection of bathroom, making of the beds, treatment against unpleasant odours, washing and ironing of the linen and towels.

CHECK-OUT

When guests are checking out, an inspection of the property takes place to identify any possible damages to the property or inventory, to make sure the guests have taken all their possessions with them, and to get some first hand feedback about the property and the level of satisfaction with what was provided. Trying to generate repeat business is one of the most important tasks a private accommodation owner has. We will be there to help you with this important mission. Upon check out, our staff will dispose of garbage and preparing the property for cleaning, and report 'end of stay' to the Tourism Office and the Police
